If you have or are thinking about getting your Washington real estate license, there have been some changes to the real estate laws that you will need to be aware of. Effective July 1, 2010 Washington State will no longer issue real estate salesperson licenses, but instead will issue Washington real estate broker licenses. Associate brokers, branch managers and designated brokers will be issued a managing broker license.
If you are already licensed then your current license will still be in effect, however you will need to complete a three hour transition course prior to your first renewal date after July 1, 2010. With proof of completion of the transition course and the other requirements for renewal are met, you will be issued the new broker license.
If you are considering getting your Washington real estate license there are some changes to the licensing requirements that you should know. The new requirements to qualify to sit for the Washington real estate broker license exam can be completed in a matter of weeks. Basic requirements are that you are at least 18 years old with a high school diploma or equivalent. The educational requirements are the completion of 90 course hours of real estate training, 60 hours of Real Estate Fundamentals and 30 hours of Real Estate Practice, within two years of your exam date.
Once you have met these requirements you will be allowed to sit for the exam. Upon passing the licensing exam you will be required to undergo a fingerprint background check through the Washington State Patrol and the FBI in order to be issued a Washington real estate broker license. The testing center will give you a fingerprint card to take with you. You will need to find a fingerprinting center that has been approved by the Washington State Patrol; the cost varies depending on the location you choose and the cost for fingerprinting is your responsibility.
Once your application for the license, proof of course completion, and the fingerprint card have been processed by the Department of Licensing and the fee has been received you will be issued a Washington real estate broker license. New licensees and current license holders will both be required to repeat the fingerprint background check every 6 years as per the new regulations.
